Buyer Agent
When your working with a Real Estate Agent, how are they working with you and who are they representing? Without a signed buyer agency agreement you may think the agent is working for you and in your best interests, however, you may be surprised and find out many of the agents will actually be representing the seller and not you (the Buyer)! Without certain disclosures such as working relationships and Buyers agency, this definitely is not the case and puts you in a weaker position.
Example: You are scanning the homes for sale or real estate websites and see an advertisement that is the perfect home for you. You call the listing agent and schedule a viewing of the home. The agent is friendly and answers your basic questions. You like the house well enough to place an offer on it through the listing agent. Without a signed Buyer Agency agreement you will be at a severe disadvantage because the agent you are working with already has a Sellers Agency agreement signed with the sellers and the agents loyalties and interests are with the Seller and not you as a customer.
When you work with a Buyer Agent you will be fully represented and have the same loyalties and advocacy with your agent as the sellers have with their agent and essentially levels the "playing field". A Buyers agent can reveal information to you that a Sellers agent could not, such as reasons for selling, motivation for selling, potential concessions and other information that could be beneficial in your purchase negotiations.
